Nevada Real Estate Division Inspector of Structures Information
Home inspectors are licensed in the State of Nevada. There are both pre-licensing and continuing education requirements. Inspectors are governed by the Nevada Real Estate Division as Inspectors of Structures and the regulations are Chapter 645D. The initial certification requirements for Inspector of Structures are:
1. An applicant for a certificate as a certified residential inspector:
(a) Must furnish proof satisfactory to the Division that he has successfully completed:
(i) Not less than 40 hours of academic instruction in subjects related to structural inspections in courses approved by the Division.
(ii) An examination approved by the Division.
(iii) The observation of at least 25 inspections performed by:
(I) A certified general inspector or a certified master inspector for a fee; or
(II) An instructor approved by the Administrator.
(b) Must possess a high school diploma or its equivalent.
(c) Must demonstrate his ability to produce a complete and credible inspection report according to the standards and
requirements set forth in NAC 645D.460 to 645D.580, inclusive.
2. An applicant must submit to the Division a log of the inspections he observed on a form supplied by the Division.
Inspectors renewing their applications are required to obtain approved continuing education. NAC 645D.390 covers the Educational requirements for renewal or reinstatement of certificate:

- To renew an active certificate, a certified inspector must complete 20 hours of approved education, including at least 3 hours of instruction on issues relating to the safety of any inhabitants of a structure being inspected and the inspector conducting the inspection, in the 2 years before the date of renewal.
- To reinstate a certificate expired more than 60 days but less than 1 year, a certified inspector must complete 30 hours of approved education, including at least 3 hours of instruction on issues relating to the safety of any inhabitants of a structure being inspected and the inspector conducting the inspection.
- As used in this section, “hour of approved education” means at least 50 minutes of actual time spent receiving instruction in a course approved by the Division.
